USFN Desk Guides are excellent resources of information on questions
frequently asked by mortgage servicers in a variety of issue areas.
A background to each issue is provided that allows new staff to gain an
understanding of the topics. FAQs follow the background. Answers to the
questions are provided in a state-by-state grid. (Exceptions are the
Manufactured Homes, Privacy/Info Sharing, and Loss Mitigation Desk
Guides, which are styled in an informational text-only format.)

Loss Mitigation Desk Guide - This desk
guide includes state-by-state coverage detailing relevant
information on loss mitigation tools, including: assumptions,
deeds-in-lieu, forbearance agreements, loan modifications,
mediation, and short sales. Introduced in 2008,
and then expanded in March 2010 to include state-by-state information on
mediation. Special Note:
The information in this desk guide is excerpted from the
online National Mortgage Servicer's Reference Directory (NMSRD), which is continually updated.
Currently, the desk guide sections regarding "mediation" and "short
sales" are the ones most frequently updated. In 2011-13, there have
been updates affecting numerous states, including: CA,
CT, FL, HI, IA, IN, KS, KY, NJ, NC, OH, PA, and
WI.

Privacy/Info Sharing Desk Guide - This easy-to-read
guide contains relevant statutes and information for each state that
requires confidentiality protection greater than the requirements of the
federal Gramm-Leach-Bliley Act, and says when such state protection is
not present. Scroll to the bottom of the page, order your copy --

postage (and sales tax, where
applicable). Introduced in 2007, with subsequent updates to 2
states included.

Bankruptcy Desk Guide (covers
all federal districts within the 50 states and D.C.)
- Table of Contents (PDF) - Fully updated and expanded in 2008 in light of the
Bankruptcy Abuse Prevention & Consumer Protection Act (BAPCPA), with
subsequent updates to various districts included related to local rule
changes.
IN LIGHT OF THE AMENDED FEDERAL RULES OF BANKRUPTCY PROCEDURE
(effective 12/1/11), THE BANKRUPTCY DESK GUIDE IS UNDERGOING REVIEW. A
REVISED, EXPANDED EDITION IS EXPECTED TO BE RELEASED LATER IN
