Desk Guides (State-by-State, with each covering all 50 states and D.C.)

USFN Desk Guides are excellent resources of information on questions frequently asked by mortgage servicers in a variety of issue areas. A background to each issue is provided that allows new staff to gain an understanding of the topics. Frequently asked questions follow the background. Answers to the questions are provided in a state-by-state grid. (Exceptions are the Manufactured Homes, Privacy/Info Sharing, and Loss Mitigation Desk Guides, which are styled in an informational text-only format.) 

Loss Mitigation Desk Guide -  This desk guide includes state-by-state coverage detailing relevant information on loss mitigation tools, including: assumptions, deeds-in-lieu, forbearance agreements, loan modifications, mediation, and short sales. RELEASED IN MARCH 2010: an expanded edition that provides state-by-state information on mediation, with subsequent updates to 3 states.

Privacy/Info Sharing Desk Guide - This easy-to-read guide contains relevant statutes and information for each state that requires confidentiality protection greater than the requirements of the federal Gramm-Leach-Bliley Act, and advises when such state protection is not present. Bankruptcy Desk Guide (covers all federal districts within the 50 states and D.C.) -  Table of Contents (PDF) - Fully updated and expanded in 2008, with subsequent updates to various districts included in light of local rule changes.

Foreclosure Desk Guide - Table of Contents (PDF) - Fully updated and expanded in 2009

REO/Eviction Desk Guide - Table of Contents (PDF) - RELEASED IN NOVEMBER 2009: an updated, expanded new edition that addresses the ramifications of the federal Protecting Tenants at Foreclosure Act on eviction issues. (Prior full update of the desk guide was in 2005.)

Manufactured Homes Desk Guide - Table of Contents (PDF) - Fully updated in 2006, with subsequent updates to 2 states included.
This handy 129-page resource provides state-by-state information on procedures for certificates of title, transfers of lien, personal property conversion, online government resources, and contains information about required forms.
