The National Mortgage Servicer's Reference Directory™ (NMSRD™) is an award-winning resource used by virtually every major mortgage servicer throughout the country. It covers all the bases with practical overviews of real estate-related laws in the 50 states and D.C. When looking for up-to-date guidance on state foreclosure processes and regulations, the NMSRD  should be your first-stop resource. Since acquiring the rights to the NMSRD in 2000, USFN has released new editions annually (18th - 25th eds.). In each new edition, the NMSRD  is significantly updated and expanded. It contains summaries of state foreclosure and eviction laws, state statutory requirements, government agency regulations, loan satisfaction-reconveyance laws, and deficiency judgment statutes. The 21st, 22nd, 23rd, and 24th editions of the NMSRD have each been honored with either a GOLD or SILVER award in the annual national Association Trends All-Media Contest. The 22nd edition NMSRD was released in Sept. 2005, and included state-by-state information on loan modifications (non-bankruptcy), as well as a rewritten credit reporting chapter. The 23rd edition NMSRD was released in Sept. 2006. In addition to updated material from the 22nd edition, it covered several new topics including spousal signatures, death of owner (especially relevant when servicing reverse mortgages), sale rescission, as well as a new chapter on USDA - Rural Development. All of this material was updated in the 24th edition (released in Sept. 2007).
